First flip of 2021 – Hidden Stream mobile

We acquired this home through a local investor in the area who was not interested in flipping mobile homes at the time and knew we had experience doing so. We initially started talking about picking up this flip from him back in June of 2020, but the owner had some additional items to get in order before we could move forward. The owner circled back with the other investor a few months later when they wanted to proceed, and we opened escrow back up on October 2nd, 2020 and closed on October 16th as the owner wanted funds as soon as possible.
Unfortunately, when we closed on the property, we ran into some issues with the previous owner not wanting to vacate the property. After a couple of weeks of waiting patiently, on November 6th we were able to offer cash for keys (CFK) to have the previous owner leave the property so we could start the remodel. Here at Made Better Properties we strive ourselves on ensuring the client feels comfortable with the sale of their home and this case was no different. When the owner accepted the CFK, our team assisted them with packing up, moving and paying for the first month’s rent at a storage facility.
We inherited a pretty full home that needed to be emptied before we could do anything. First, we held an estate sale to sell off what we could. Then donated what was left to a business in Fort Bragg and a local donation store called Renew in Roseville. Once the property was empty, we were able to start the “real work” on this flip almost 5 weeks after closing on the property. We listed the house on February 25th with our realtor, Tanya Bridges and within 2 hours we had received a full CASH asking price offer. We accepted and closed with the new buyer on March 17th. The quickest closing to date!
